This property is 104ha of forest and scrub on the edge of the Snug Tiers Conservation Area, about 6km south west of Margate in southern Tasmania. The property is about 18km or a 25 minute drive south of the Hobart CBD. It offers spectacular views of the lower Derwent Estuary and surrounding forested hills. A number of buildings with services and amenities occupy a sunny, north-facing house site.

Conservation Values

The Snug Tiers property has significant conservation values. It builds on the adjoining Snug Tiers Conservation Area, contains a high diversity of endemic Tasmanian eucalypts and also a high level of eucalypt hybridization.

It also provides good habitat for a range of animal species, including the endangered wedge-tailed eagle and Tasmanian devil and the vulnerable spotted-tailed quoll. The Property has not been subject to any comprehensive surveys for plants and animals. It contains potential habitat for several threatened plant species recorded in the vicinity and future surveys conducted at the right time of year may identify other threatened species.

Covenant conditions

A draft Conservation Covenant is being prepared for the property and will be registered on the title of the land, providing permanent protection for the conservation values. The covenant restricts any activities that may degrade the conservation values, but allows for construction of boundary fences, maintenance of fences and existing vehicular tracks and the establishment of walking tracks. A management plan will be developed with the new owners, ensuring that they are able to manage the threats to conservation values into the future. The Tasmanian Land Conservancy is also able to offer ongoing advice and assistance to the new owners in managing the conservation values of the land.

Infrastructure and future use of the property

Legal access to the property is provided via direct frontage to Van Morey Rd.

Shops, a primary school and some community services are within 6km of the property at Margate, with more extensive services 11km away in Kingston.

The property contains an approved temporary residence and associated outbuildings that are serviced by underground power and telephone lines, septic tank, rainwater tanks and a wood heater.

Land at the eastern end of the property will be excluded from the covenant to allow for use and development by future owners. The exact area to be excluded from the covenant has not been decided and there may be potential for future owners to have input to this decision.
