Summary

Snows Hill Reserve is 84.3 ha of forest and woodland on and around Snows Hill at Colebrook, a 45min drive north of Hobart. The property has excellent conservation values and adjoins the Gravelly Ridge Conservation Area to the east. Craigbourne Creek passes through the northern edge of the land before flowing on to the nearby Craigbourne Dam, which is a popular place for fishing. The property offers two potential house sites with good sunny aspects and rural views.

Conservation Values

The Snows Hill Reserve has significant conservation values, including:

  • three vulnerable forest communities - 50 ha of black peppermint forest on sandstone, 8 ha of dry blue gum forest and 3 ha of silver peppermint forest,
  • extensive habitat for at least two vulnerable fauna species - the spotted-tailed quoll and the Tasmanian devil; and
  • extending an existing reserve within a national 'biodiversity hotspot' area.

Covenant Conditions

A draft Conservation Covenant has been prepared for the Reserve and will be registered on the title of the land, providing permanent protection for the conservation values. The covenant restricts any activities that may degrade the conservation values, but allows for maintenance of fences and existing vehicular tracks and the establishment of walking tracks. A management plan will be developed with the new owners, ensuring that they are able to manage the threats to conservation values into the future. The Tasmanian Land Conservancy is also able to offer ongoing advice and assistance to the new owners in managing the conservation values of the land.

Future use of the property

Legal access to the property is provided by a road reserve that requires some upgrade to provide practical vehicle access. There are several vehicular tracks on the property providing good access to different parts of the Reserve and also have potential use as fire-breaks. Three small areas if the property have been excluded from the covenant to allow for residential use and development by future owners:

  • the largest area is about 2 ha of regenerating pasture which offers good house sites and would also support small-scale agricultural activities;
  • the second area of about 1 ha offers an alternative house site with a northerly aspect and greater privacy; and
  • the third and smallest area is isolated from the main body of the property by a road reserve and could potentially be used as a source of domestic firewood.

Background

The property was purchased by the TLC through a Revolving Fund which is used to buy land with significant conservation values to protect forever through the use of a conservation covenant. Funding for the purchase of this land was provided by the Tasmanian Government through a Deed of Grant to the TLC. Money raised from the sale of Revolving Fund properties is directed into the purchase of other Revolving Fund properties in Tasmania, extending the value from every dollar within the Fund.
