Marakoopa Creek Reserve, 279 Mayberry Road, Mayberry near Mole Creek
Offers Around $160,000 Invited
Conservation Values
The Marakoopa Creek Reserve has important conservation values including:
- The land is port of the Mole Creek Karst system and is underlain by limestone caves, with at least one cave entrance on the property.
- Two forest communities that are not adequately reserved, damp sclerophyll forest and wet white gum forest.
- Habitat for the endangered Tasmanian devil and other marsupial carnivores.
Covenant Conditions
A draft conservation covenant has been prepared for the reserve and will be registered on the title of the land, providing permanent protection for the conservation values. The covenant restricts any activities that may degrade the conservation values, but allows for the land to be used for passive recreation and for fences to be maintained. An area around the existing hut with access to the main road will be excluded from the covenant as a potential development site, subject to council approval. A management plan will be developed to allow theÊpropertyÊto be used in ways that will maintain its conservation values into the future. The Tasmanian Land Conservancy is also able to offer ongoing advice and assistance in managing the land.
Future use of the property
The property has road frontage to Mayberry Road, a sealed road maintained by Meander Valley Council. From the entrance gate, a track runs across the paddock to the hut. The hut is constructed from timber with a corrugated iron roof and is currently maintained and used for overnight accommodation by a caving group. An area of about one ha including the hut and track will not be included in the covenant and will be available for use by the owner. However please note that any proposal to build on the land will require the approval of the Meander Valley Council. The land is zoned "Rural within Karst Area" and Council has certified a draft amendment to their planning scheme that significantly changes the provisions relating to the use and development of land in the Rural zone. Subject to this approval this portion of the land might be used for a residence, horticulture or some form of tourist development.
